Marina

The Marina is the neighborhood people picture when they think "young San Francisco" — flat, sunny by the Bay's standards, and built right up against the water. It runs along Marina Boulevard from Fort Mason down toward the Presidio, backing up to Cow Hollow. If you've ever jogged, thrown a frisbee, or watched kites fight for airspace along the water, there's a good chance you were standing on the Marina Green.

The housing stock has a real identity to it. A lot of what's here are the "Marina-style" flats — Mediterranean and Spanish Revival buildings from the 1920s and 30s, stucco facades, tile roofs, usually a couple of units stacked over a garage. Mixed in are mid-century condo buildings, more of them as you get toward Chestnut and Lombard. Architecturally, it's one of the more consistent-looking neighborhoods in the city.

Chestnut Street is the spine — coffee shops, a gym everyone seems to belong to, restaurants that turn into bars after dinner, and a Safeway that's locally famous as much for the people-watching as the groceries. Head the other way and you're at the Marina Green, with the Yacht Harbor and the St. Francis and Golden Gate Yacht Clubs right there, or over at the Palace of Fine Arts, which is just a genuinely nice place to end up on a Sunday walk. Fort Mason and the Presidio are both close if you want actual trails and trees.

Worth knowing honestly, since I'd rather say it now than have you find out later: a good chunk of the Marina sits on fill — land built up for the 1915 Panama-Pacific Exposition — which matters if you're asking about foundations, retrofits, or insurance, especially given what happened here in Loma Prieta in '89. It's not a dealbreaker, it's just something your inspection and disclosures should actually address instead of glossing over.
