North Beach

North Beach is the neighborhood that still feels like it remembers being an actual village before it became a postcard stop. Italian immigrants built this place a century ago, and you feel it every time you walk past Saints Peter and Paul Church on Washington Square — the twin spires that show up in half the photos anyone's ever taken of this part of the city. The park itself is the real center of gravity: people doing tai chi at 7am, dogs off leash, guys who've probably held the same bench for decades. It's small, it's dense, and it doesn't try to be anything other than what it is.

Columbus Avenue is where the neighborhood does its talking. Caffe Trieste has been pulling espresso since the 1950s, and City Lights Bookstore around the corner is still an independent shop worth walking into even if you're not buying anything — Lawrence Ferlinghetti opened it in 1953, and it's one of the more important bookstores in American literary history. Vesuvio Cafe next door, on Jack Kerouac Alley, has outlasted just about everything else from that era. Keep walking east and the streets start climbing toward Telegraph Hill and Coit Tower, with the wild parrots making noise somewhere overhead the whole way up.

Housing is mostly Victorian flats split into two or three units, plus a good amount of low-rise apartment stock from the early-to-mid 1900s — not much new construction, which is part of the charm and part of the tradeoff. Parking is its own contact sport, and most buildings weren't built with garages in mind. Pricing runs mid-to-high tier for the city, and what you're paying for is density, walkability, and a neighborhood that hasn't been smoothed out into something generic — not square footage.

I'll be straight with you: I haven't closed a deal in North Beach yet. I've walked it constantly, eaten my way down Columbus more times than I can count, and it's one of my favorite parts of the city to just wander with no agenda.
