Pacific Heights

Pacific Heights is the neighborhood people picture when they think "San Francisco money" — and honestly, it earns it. I haven't closed a deal up here yet, but I spend a fair amount of time walking it, and it's worth understanding even if you're just curious about the city's architecture or its views.

The housing stock is the story. This is one of the best-preserved stretches of Victorian and Edwardian architecture anywhere in the city, and then you hit the blocks of Broadway and Pacific Avenue and it turns into full mansion territory — Beaux-Arts piles like the Spreckels Mansion sitting right next to sleek modern builds, somehow without it feeling chaotic. A lot of these homes sit up on the ridge, so you get long, uninterrupted views of the Golden Gate Bridge and the Bay that you just don't get in most of the city. That's a big part of the premium pricing here — the land and the light, not just the square footage.

Two parks anchor the neighborhood and give it its actual daily rhythm: Alta Plaza Park, which has a dramatic hilltop staircase everyone photographs, and Lafayette Park, a quieter, more residential green space a few blocks over. Both are surrounded by exactly the kind of grand, established homes the neighborhood is known for. Fillmore Street is the retail spine — boutiques, cafes, a genuinely good stretch of restaurants — and it's walkable in a way that a lot of hillier SF neighborhoods aren't.

I'll say this plainly: I don't have a transaction history in Pacific Heights. What I do have is a real interest in this stuff — understanding architecture, understanding why certain blocks command what they do, walking neighborhoods until I actually know them instead of just repeating what a listing sheet says. If you're looking here, you probably already know it's a premium tier of the market. What I can offer is honesty about what I know, what I don't, and who to bring in when a question is above my pay grade.
