Richmond

The Richmond is the part of San Francisco that a lot of people drive past on their way to the beach and never actually stop in — which is kind of a shame, because it's got one of the strongest neighborhood feels in the city. It stretches from the edge of the Presidio down to Golden Gate Park's northern flank, all the way out to Ocean Beach. Quiet numbered avenues, fog rolling in most afternoons, and none of the tourist foot traffic you get closer to downtown.

Clement Street is the heart of it — people call the area "New Chinatown" because Clement has become a much bigger, more spread-out version of what you'd find downtown, minus the crowds. It's genuinely one of the best eating streets in the city, dumplings and Burmese food and dive bars all within a few blocks of each other. Green Apple Books, the used bookstore on Clement, has been there for decades and is worth a visit even if you're not buying a house. Balboa Street, a few blocks south, is the quieter, more residential version of the same idea.

For outdoor space, you're spoiled. Lincoln Park sits right at the northwest corner of the neighborhood and holds the Legion of Honor, which has one of the better art museum views in the city — you can see the Golden Gate Bridge from the front steps. The Lands End trail picks up right there too, and Golden Gate Park's western meadows and the whole stretch out to Ocean Beach are a short walk from most of the neighborhood.

Housing-wise, it's mostly single-family homes and duplexes — a lot of them Edwardian-style with a flat or in-law unit on the garage level, common all over the west side of the city. Prices sit in the mid tier relative to the rest of San Francisco, so you tend to get more square footage and more outdoor-adjacent living than you would closer in. Fair warning on the fog — the Richmond gets more of it than most neighborhoods, so it's worth actually spending time out there before you commit.
